Upper Floor Insulation

John Lamey’s Spray-Tech Foam Insulation Co. of Garryowen-Bernard in the NW corner of the county came during October and insulated the walls and spaces between the ceilings and the steel roof to tighten the upper floor against moisture and weather changes. The lower floor, about half of which is below grade, will be done later.

We also had to close off a lot of windows to allow for adequate display space, to reduce operating costs, and increase comfort in the building. Those windows had to be insulated AND moisture sealed to prevent

moisture in the building from reaching the steel window frames and glass to form condensation. The frames had to be sealed but be capable of relatively easy removal for repair of the windows. So we invented inserts made of wood, black duct insulation, and flat black paint so from the outside the windows would look normal.

 On the inserts John used closed cell leak resistant foam to a depth of 2” and then covered that with another 8” of open cell foam to add R value. The walls were open cell foam except in a few areas where closed cell was used. It was a dirty task to spray all of that foam but they did a very thorough and superior job. Proof is in the pudding. The condensation stopped and heat loss drastically reduced. Take a look.

Above. With windows done, John does the walls. The foam looks like a sponge when its applied and to the uninitiated it seems to be ineffective or poorly done. But any good insulation has air pockets in it to enhance the performance of the product.

Above. Windows were sprayed first because of the dual layer treatment they would get - closed cell foam and open cell foam. The walls would come last. Big job.

Above. After it’s applied walls will necessarily be trimmed to stay inside the studs so that the walls may be finished. Here John is doing it the old fashioned way - by hand.

When Spray-tech was done the excellence of their work could be immediately felt. We will welcome Spray-Tech back when the insulation work on the first floor is ready to be done.

Above. The crew also used a special rasp and a short hand saw to trim the insulation. When, finished the entire wall frame was encased from window pane to the inner stud surface so the walls will mount flat when installed.
